The estate lis accessed from the A1052 via Sedgeletch Road and Mulberry Way. Houghton-le-Spring is a former mining town, situated 11 miles south-east of Newcastle Upon Tyne, 6 miles south-west of Sunderland and 6 miles north-east of Durham. Washington lies approximately 5.5 miles to the north-east. The estate benefits from excellent transport links, with Houghton-le-Spring lying between the A1(M) and the A19. The A690 also provides links between Durham and Sunderland. Access to the A1(M) is at Junction 62 to the north-east of Durham. The A182 links to the north with Shiney Row and in turn Washington.

The estate also offers good nearby amenities, with Houghton-le-Spring town centre situated only 5 minutes’ drive away; offering a range of high street shops, eateries and financial institutions.
